Plans to build a £6 million housing and retail development in Dundee could be squashed in favour of a student accommodation block.

Dundee City Council approved plans last year to create 43 flats, shops, and a restaurant on the site occupied by the Shell garage on West Marketgait. However, reports indicate the scheme has failed to attract a developer and the owner is now considering alternative uses.

The consultancy firm Montagu Evans has submitted a proposal of application notice to the council on behalf of Crosslane Student Development.

The new application is seeking permission to demolish all existing buildings, replacing them with purpose-built student accommodation, as well as ancillary development, associated landscaping, access and infrastructure.

Commenting on the proposal, Craig Wallace of Montagu Evans said: "For some time my client has been looking for an opportunity in Dundee, and was approached about looking at this site."

"They know and understand the market and are firmly of the view there is a need for high quality student accommodation in Dundee."

Crosslane is set to hold a public consultation on the project in March.
