- Outside of London, the average student budget increased by 5.5% in 2020.

- Growth in purpose-built student accommodation (PBSA) is due to slow this year, with 25k beds delivered (2019: 36k)

- Planning application activity for PBSA has slowed year-on-year, with the number of beds submitted down 15.9% year-to-date;

- Rental growth has again been stronger for houses in multiple occupation (HMOs) up 3.5% compared to 2.1% for PBSA;
