If the University of Birmingham is not opened by the 1st November 2020 due to the Covid-19 pandemic, the tenants could have rent free period from 1st November 2020 until the date the university re-opens. ( Letters from the University are required to confirm the dates ). The tenants will be liable to pay rent according to the tenancy prior to 1st November and for the period when the university re-opens until the end of contract. Please be aware that the tenants will be liable for the utility and council tax bills for the whole contract term.
For example, if the University re-opens on 01 January 2021, the tenants should pay for September and October's rent ( assuming the contract starts on 01 September 2020). Then they will have rent free period for November and December,then start paying the rent again when the University reopens on 1st January 2021 until the end of contract
The rent free period is agreed based on the assumption that the accommodation is not required by anyone of the group during the period when the university is fully closed due to the Covid-19 pandemic. If anyone of the group requires accommodation in this period, then the full rent of the whole house becomes payable. "
