Communal Living Areas
The living room has fibre-optic broadband and combines with a 40" TV system, with BlueRay/DVD player, and Fire stick to make documentaries look and sound epic. There is also a big dining table that is ideal for group work or come dine with me.
The well-equipped kitchen has a brand new cooker, microwave, large fridge freezer, washing machine and tumble dryer. There is plenty of food storage space for that big shop.
The bathroom has a bath and powerful shower with 24/7 hot water capability from a combi boiler. There is also a separate toilet.
Behind the house, there is a simple grassed garden with a large patio area perfect for Pimms and revision or BBQs and beer pong.
The Bedrooms
All rooms are well equipped with proper desks, office chairs, shelves, and loads of storage space. All the bedrooms have robust double beds with super comfortable pocket-sprung mattresses. The house Wifi signal is strong throughout and has unlimited 150Mbps fibre to the home downloads. (The medium doubles are £165 per week and the large double is £170 per week)
Getting Places:
The house is a 7-minute stroll from St Bede College and 12 mins from the City Centre. Secure outhouse cycle storage is available for 3 bikes. There is on-street parking (no permits required) to the front of the house. The nearest bus stop is 3 mins away. Sainsbury's Local is a few minutes walk away and multiple supermarkets deliver direct.
Money Matters:
The house has a live-in landlord with space for three lodgers, however, the landlord, a young professional, works on the south coast and will only be about a few times per year when in the area seeing family. Therefore, lodgers have full access to the house, apart from the 4th bedroom.
In order to provide lodgers greater security, deposits will be held in a deposit protection scheme and a lodger agreement will need to be signed. To ensure rapid communications, all house members will be encouraged to be on a joint instant messenger group (e. g. WhatsApp) in order to flag issues simply and get them fixed fast. This has worked well in the past with internet issues being raised and sorted and a new vacuum cleaner provided. Having a "live-in landlord" means there is a vested interest in maintaining the quality of the house so problems get rectified as soon as feasibly possible.
Electricity, Gas, High-speed broadband internet and water are included in the rent. A cleaner can be added as a bolt-on service and the cost added to the monthly rent.
