Good sized communal area decorated in neutral colours with modern pictures and many mirrors. The house has been fully refurbished and is double-glazed.
The lounge is at the back of the house and is a good size with modern suite and laminate flooring, there is a TV and free view, and unlimited wifi.
There are 4 large double bedrooms, all have locks on the doors, double beds, wardrobe, cabinet, desk and chair.
There is a fully fitted kitchen with washing machine, fridge, freezer, microwave, oven and hobs. I provide all the china, cutlery saucepans etc.
There is a downstairs bathroom with large shower cubicle and a basin and toilet.
The house has an enclosed garden with a new decking area with outdoor seating.
The house has a current 5-year electrical certificate and an annual gas certificate – all these certificates are available to be viewed if required. I also provide an annual inventory.
The boiler is situated in the kitchen, it is a brand new combi boiler, which means that there is 24 hour a day instant hot water. The house is fully insured for heating, hot water, plumbing and drainage, this means that at no cost to the tenants if any part of the heating or hot water stop working they can call me to sort and They will usually attend within 24 hours, this also applies if there is a water leak, or a blocked drain, etc.
I pay all the bills, including water, TV Licence and unlimited wireless broadband.
I pay up to £100 per month for gas and electric from 1st October – 1st April and electric
£70 a month for the remaining months, I text the tenants and request a meter reading on 1st of each month and inform them how much they have used the previous month so they are aware if they are over budget. The students are responsible for sorting out the Council Tax exemption – however I will give them the form to enable them to apply for it. They are entitled to a 100% Council Tax exemption.
The rent for 2020 is £81.00 per week per person, If you decide to take the house on for a second year then you may stay in the house over the summer for half-rent and no additional monies will be due.
The deposit will be registered with a Tenancy Deposit scheme, details of which will be provided nearer the time. Rent can be paid either monthly or termly.
The house is registered on Gloucester’s ‘Fit to Rent’ Scheme which is a voluntary scheme and means that I have agreed to comply with the voluntary code of good management practice and approved lettings and with an agreed property standard.
IIn order to secure a room I require the deposit of one months rent plus £100 from each student and the contract signed by the students and guarantor forms completed by a UK guarantor.
I retain the services of a handyman, and I like to get any maintenance issues sorted out as soon as possible. I also spend the summer months ensuring that the house is up to a high standard for when the students move in.
