THE HOUSE
The house itself is a very large Edwardian mid-terrace property with accommodation arranged on three floors, complete with all it's original features, high corniced ceilings, lovely period fireplaces, spacious Halls and Landings. The house was completely refurbished some 9 years ago both internally and externally to a very high standard and is maintained year on year to that same high standard. The house is fully furnished and carpeted throughout, again to a high standard.
The ground floor consists of a large communal Lounge with bay window at the front of the property, a large middle Bedroom with window to the rear, a large fully fitted oak Kitchen containing integrated appliances such as boiler[re-newed last year] fridge/freezer, washing machine, electric double oven and 5 burner gas hob. Beyond the Kitchen lies a small lobby, with external door to the rear garden, leading to a Cloakroom with toilet and wash hand basin. The lobby also gives access to a further large Bedroom with bay window containing casement doors opening onto a small personal terrace and the rear garden beyond.
The first floor layout consists of a large Bedroom with bay window at the front, a large middle Bedroom with window to the rear, two large Bathrooms both fitted with independent corner shower cubicles, toilet and wash hand basins, one set in a vanity unit, and one Bathroom also contains a corner bath. There are wall mirrors with over-mirror lights and ceiling spot-lights in both Bathrooms. Both bathrooms were completely refurbished last summer.
Furthest to the rear lies another large Bedroom with bay window and inward opening casements doors forming a Juliet balcony over-looking the rear garden and river beyond.
The large landing areas lead, at the front, to a further staircase which provides access to a large Studio Bedroom formed within the roof space with 3 large velux windows providing ample light and ventilation.
There are a number of large storage cupboards throughout the house. All bedrooms are double's and therefore contain attractive oak frame double beds with pocket sprung mattresses, all new last summer. Every Bedroom and the Lounge contain an internet point operated from a wireless system giving everyone access at any time. There is a large TV supplied in the Lounge and a facility for SkyB television is available if desired.
The house has a security system as well as a fire alarm, smoke detectors and fire protected doors. The house has a secure undercover access-way, shared with the adjoining property, giving access to the rear garden which has it's own secured gateway. The rear garden is completely fenced off and totally secured by the Barmston Drain which flows directly by, making access from outside of the property virtually impossible unless approached by boat!. Both front and rear gardens are landscaped with maintenance free surfaces and specimen planting complete with picnic bench.
