Yugo manages over 100 student accommodation buildings across nine countries, with a strong UK presence in key PBSA markets like Nottingham, Newcastle, and Bristol. As a global provider with an ambition to build long-term student communities, visibility into market performance is critical. But with occupancy data often fragmented, biased, or delayed, Yugo needed a faster and more independent way to understand how their buildings were performing relative to the market, and how they could improve. That’s where the StuRents Occupancy Survey came in.

“The Occupancy Survey lets us see where we’re winning, and where we’re not. We use it across the whole business, with site managers, marketing teams, pricing teams, and investors.”

The problem

Before using the Occupancy Survey, Yugo’s team relied on anecdotal data and manual feedback loops to understand market occupancy trends. They could see how their own buildings were performing, but without an external benchmark, it was hard to judge if they were outperforming or falling behind.

“We were making decisions without clear market data points. The insight we had was completely dependent on local knowledge without validation. Sometimes it was helpful, but it wasn’t consistent or scalable.”

Emily Sim, Head of Revenue Management, Europe, Yugo

This meant decisions about pricing, leasing strategy, and operational focus were sometimes based on partial or late information.

Why Yugo chose the Occupancy Survey

Yugo needed a trusted, unbiased, and scalable source of market insight, something that could plug into their internal tools, inform pricing conversations, and help them respond quickly to market shifts. They chose the StuRents Occupancy Survey for three key reasons: Independence and credibility: Only aggregated, city-level data with no single operator bias Monthly reporting cadence: Allowed them to track progress throughout the lettings cycle Strategic benchmarking: Helped assess regional strength, spot weaknesses, and rebalance marketing or operations accordingly

The results

The impact of survey adoption has been far-reaching, from day-to-day site management to high-level strategic planning:

  • +25% occupancy uplift in one city after repositioning an underperforming scheme based on market comparison data
  • 2 hours/week saved per site manager by replacing manual performance tracking with a structured benchmark
  • PowerBI integration across their internal dashboards to compare occupancy levels city-by-city and building-by-building
  • Stronger investor reporting: Yugo uses survey data as part of its quarterly investment reviews to show how buildings are performing vs the local market.

Spotlight: Nottingham

One of Yugo’s most powerful use cases came in Nottingham. On paper, the city looked undersupplied, but the survey revealed a surge in pipeline developments and slowing market velocity.

Yugo acted fast. They repositioned one of their underperforming buildings, refined the marketing strategy, and adjusted pricing earlier in the cycle.

The result? A 25% occupancy uplift compared to expectations, and a leasing cycle that outperformed similar stock in the city.

“We’ve used it to refocus strategy in cities like Nottingham, where we otherwise might’ve been caught out. It’s now a core part of how we operate.”
