This week The Unite Group has announced that its USAF portfolio (Unite UK Student Accommodation Fund) has broken the £2 billion barrier.

The portfolio, which encompasses 26,813 beds across 24 student towns and cities in the UK, has grown 13.9% over the last year, with 2.3% growth in the final quarter. Its other portfolio, The London Students Accommodation Joint Venture (LSAV) has fared similarly well over the period, with a 17.4% increase in value since the start of 2015.

However, whilst property values are up in the sector, the average yield from the portfolio is decreasing as more and more investment floods into the student accommodation sector. This time last year yields on its total portfolio stood at an average of 6.5%, yet this figure is down to 5.7%.
