McLaren Property and Aventicum Real Estate, a UBS-owned investment platform, received full planning permission from Birmingham City Council for a PBSA scheme at Queen's Hospital Close. The project, managed by Stace with planning and heritage consultation from Turley, involves the restoration of two Listed buildings and the construction of a 759-bed PBSA and a 189-apartment Build to Rent scheme. Designed by Chapman Taylor, the development will be located in a redesigned canal-side site in central Birmingham.

The East Listed building at Queen's Hospital Close will be renovated to house 52 studio apartments. The current outdated student accommodation will be replaced by a new PBSA featuring 707 study bedrooms across 31 storeys. A terraced woodland garden and a green courtyard will offer students quiet spaces and socialising opportunities. Courtyard lawns and private outdoor areas overlooking the canal will provide additional amenities for residents.

At the core of the project is the West Listed building, to be revitalised for commercial and amenity use, including a gym for students and the wider community. The area will feature new public pathways, fostering a civic space surrounded by greenery and a tree-lined avenue.

McLaren Property and Aventicum Real Estate's plan encompasses landscaped public spaces, promoting ecology and biodiversity by retaining existing trees and introducing new ones. Situated southwest of the city centre and near Five Ways railway station, Queen's Hospital Close provides convenient access to retail and leisure amenities.
