Tri7, a real estate investment firm, and Fusion Group, a student accommodation developer, have submitted plans for a mixed-use development in Wood Green, London, replacing a Mecca Bingo and its car park on Lordship Lane.

The proposed scheme features four buildings, up to nine storeys high, delivering 623 student bedrooms and various amenities, including study areas, a library, gym, relaxation spaces, karaoke rooms, a two-storey atrium garden, and a podcast/recording studio.

The project also includes 77 affordable homes, comprising 25 shared ownership apartments, 45 social rent apartments, and seven social rent five-bed townhouses. Additionally, there's 796 sqm for ground floor town centre use and approximately 2,165 sqm of public open space, featuring children's play areas and external amenity spaces.

The provision of seven five-bed townhouses with private gardens addresses the increased demand for affordable large family rooms as identified by Haringey's Housing Team.

Designed by Corstorphine & Wright architects, Tri7 and Fusion Group aim for BREEAM Outstanding, targeting a 41% improvement over Building Regulations Part L in the PBSA building. All structures will incorporate sustainable technologies like biodiverse green roofs, air source heat pumps, rooftop PVs, and natural ventilation.

The site is conveniently located within 35 minutes of 20 top-tier higher education institutions, serving a total of over 220k students based in London.
