If you are an intentional student then rent for the full initial fixed term (12 months) will need to be paid in advance of the tenancy commencing, if you do not have a guarantor.
The rent does not include any utilities or council tax. You would be exempt from Council Tax if you are students, but it would be your responsibility to apply for an exemption.
