Multiple plans for new student flats in Lancaster are expected to be presented at the first planning committee meeting of 2022, on 10th January.

Of particular interest is a proposal for 108 St Leonard's Gate. Applicant 'Mister Capital Holdings', represented by 'Mr Ion' (a London agent), is seeking retrospective planning permission for demolition work, and the construction of student accommodation.

Plans consist of sixteen one-bed studio flats, and a two-bed flat.

The site, in close proximity to the Sugar House Club (run by Lancaster University Students' Union), is currently used partly for car parking.

The first application for this work was received in the Summer of 2020. Since that time, the application has undergone some consultation stages.

It has been recommended by planning officers that the Council approve the applications. It is thought that the new student flats will enhance the surrounding area.

Councillors will also be expected to make a decision on a further application for retrospective permission submitted by 'Mister Capital Holdings'. In this case, relating to a listed building at 15 China Street.

The application outlays plans to change the use of managers' accommodation on the building's first and second floors into student flats.

If approved, the building will gain two flats, one seven-bed, and one four-bed.

In this case, planning officers have recommended the application be refused. Concerns have been raised over high concentration of HMOs in the area.
