Permitted payments


For properties in England.
Holding deposits: a maximum of 1 week's rent
Security Deposits: a maximum deposit of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above.
Payments to change a tenancy agreement - Where a tenant requests a change of sharer on a joint tenancy, a cost of amending the tenancy agreement will be up to £50 (including VAT), or for any reasonable costs incurred if these are higher than £50.
Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs)
Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate).
Reasonable costs for replacement of lost keys or other security devices - Tenants are liable to the actual cost of replacing any lost key(s) or any other security device (s) plus the agent’s costs in obtaining any necessary permissions, sourcing providers and travel costs which will be charged at £45.00(inc. VAT) per hour during working hours and £60.00 (inc VAT) per hour outside working hours.
Contractual damages in the event of the tenant's default of a tenancy agreement; and
Any other permitted payments under the Tenant Fees Act 2019.

Holding deposits - a maximum of 1 week's rent
Security deposits - Rent amount + £50, 4+ Bedroom properties are the rent amount + £50 per person
Payments for the late payment of rent - £45.00 (inc. VAT) per letter, telephone call or email requesting payment plus interest at 8% above the Bank of England Base Rate.
A breach of a term of the contract - The tenant is responsible for any reasonable costs reasonably incurred required to compensate the landlord for any breach or failure to comply with any obligation on the tenant’s part.
