Please be aware that all tenants who plan to take up a tenancy in one of our properties will need to have viewed the property in person with a representative of Q Estate Agents. All tenants must then come to the office to reserve a property and sign the reservation agreement. All tenants must provide passports or alternative right to rent identification and student ID before they can move into the property.
All tenants will be required to provide a guarantor who will need to be a UK Home owner, have clean credit history and have an income of 3 x times the tenants rent share. Guarantors income can be made up from salary, dividend, savings or pensions. Self employed guarantors MUST have one years worth of accounts and can be verified using an accountants reference or their SA302 form from HMRC.
Tenants and guarantors will have 48 hours to fill in an online referencing form and then 14 days from that point to complete the referencing with a successful outcome. Once all tenants and guarantors have passed the referencing the full deposit for the property will need to be paid to the Q Estate Agents Client Account and the tenancy agreement will be signed at this point.
