Before you move in
Reservation fee Maximum 1 weeks rent
This is taken to demonstrate a commitment to rent the property. This is to be
deducted from the move in money when moving in unless tenants provide false
or misleading information which reasonably affects the decision to let the property
to them i.e. calls into question their suitability as a tenant, this can include their
behaviour in providing any false or misleading information, and for instance not
providing a home owner guarantor, they fail the right to rent, or withdraw from the
proposed agreement (decide not to let) or fail to take reasonable steps to enter into
agreement (i.e. respond to a reasonable request for information required to progress
the agreement) when the landlord/agent has done so. The fee is non-refundable.
Fees during your tenancy
Rent As stated in your tenancy agreement
Deposit
This will be a maximum of five weeks rent for properties less than
£50,000 rental per annum and over £50,000 six weeks rent.
Late payment of rent fee:
The late payment of rent fee will be payable at 3% above the bank interest base rate
on an annual percentage rate for each day the payment is outstanding (for late rent
payment) in the event the arrears are passed to a third party i.e. a solicitor then the
contractual costs of £360.00 will be payable.
Change of tenants midterm when requested by a tenant if agreed with landlord £50 (including VAT) per tenant
Early termination when requested by a tenant £300 + VAT (£360)
Lost or replacement key £40 + VAT (£48) per key
In the event that you have lost or require a replacement key then there will be an
administration fee as above plus the cost of the key itself.
All payments in relation to utilities, communication service, TV licence and council tax.
