Deposit, Fees and Further Information
Tenant Administration: £70 (inc VAT) Per person
Contributes towards the costs of preparing tenancy paperwork, statutory required paperwork, conducting Immigration Act checks and administration therein.
Credit/Referencing: £50 (inc VAT) Per person
Contributes towards the cost of the Full References for tenants and where applicable guarantors. The tenant and where applicable a guarantor must complete their respective references within 45 days otherwise this charge is once again due. The Credit/Referencing charges are non-refundable.
Holding Fees are equivalent to five weeks rent.
As a result of paying the Holding Fees, the property will be taken off the market. This secures the property for applicants whilst we await their references and completion of the tenancy. If they decide not to proceed with the tenancy or in the event that they provided incorrect or omitted relevant information in relation to credit referencing we retain the right to deduct a charge for the period of time the property has been withdrawn from the market. DEDUCTION CALCULATION: Holding Fee paid minus the daily rent multiplied by the number of days the property has been taken off the market.
Tenancy Deposits are equivalent to five weeks rent.
With the applicants consent, once the references are agreed and tenancy paperwork signed, we will protect the monies held as a Holding Fee as a Tenancy Deposit.
FEE EXAMPLES:
E.g. Two applicants applying for a two-bedroom property at £100 per week.
Administration Fees: Two people x £70 = £140
Referencing Fees: Two people x £50 = £100
Holding Fees: £100 per week rent multiplied by 5 weeks = £500.
Holding Fee Deductions: If the property has been off the market for 3 days. The deduction would be calculated as weekly rent multiplied by weeks in the year, divided by days in the year, multiplied by days off market. £100 x 52 weeks / 365 days a year x 3 days = £42.74
Tenancy Deposits: £100 per week rent multiplied by 5 weeks = £500.
