Application Procedure:
Complete an Application Form and return it to our office with your Photo ID, proof of address and any other supporting documents. Applications can be emailed out to you to be created electronically or printed versions handed in to our office.
Each person over the age of 18 that will be living at the property will need to complete an Application Form.
Once we have reviewed your application and confirmed that the owner wishes to proceed, you will need to pay the application fee of £75 per person. The fee can be paid in cash or card in the office or by card payment over the phone. The application fee covers the costs associated with obtaining references and a credit check. Once the application process has started, the fee is non-refundable should the application fail or should you decide not to proceed. Once the application fee has been paid, we will mark the property as Under Offer and it will be reserved for you, subject to satisfactory references.
Once we have obtained satisfactory references and have obtained the owners approval to proceed with the tenancy, the Tenancy Agreement will be emailed or sent to you so you can check through it and ask if you have any queries.
You will then need to sign the Tenancy Agreement and/or pay the deposit, which in the case of professional properties is equivalent to one months rent plus £100.
On or before the date specified as the start date for the Tenancy and before you collect keys to the property, you will also need to pay one months rent in advance and a set up fee of £150 for the preparation of the Tenancy Agreement, Inventory and Schedule of Condition and deposit registration/compliance.
